Frequently asked questions

Straight answers about how a direct sale works, what it costs and what checks apply.

How is a cash offer worked out?

We look at the property type, condition, location and recent comparable sales, then factor in that we buy directly without a mortgage. Any figure discussed is an initial indication and stays subject to valuation, legal, title, lender, identity and compliance checks.

Do I pay any fees?

There is no charge for enquiring or for an initial conversation. If you go ahead, we will set out clearly in writing who pays what, including legal costs, before you commit to anything.

Do I need to repair or decorate first?

No. We buy properties as they stand, including houses that need modernising or major work. Please do describe the condition honestly so the conversation is realistic.

How quickly can a sale complete?

Some sales can move within around seven days where searches, title and identity checks allow. Others take longer, especially probate or leasehold cases. We will give you an honest timescale rather than a promise.

What checks are involved?

Every sale is subject to a valuation, legal and title review, identity and anti-money-laundering checks, and any lender or freeholder requirements that apply to your property.

Can I sell with tenants living in the property?

Yes. Tell us the tenancy type, rent and whether payments are up to date. Selling with tenants in place often avoids notice periods and void months.

Can you buy a property in probate?

We can start the conversation and agree terms, but completion has to wait for the grant of probate. Your solicitor or the executor leads that timing.

Can you stop a repossession?

No one can promise that. A sale may be one option to consider, and we will be clear about timescales, but you should speak to your lender and a regulated debt adviser about your situation.

Does an enquiry commit me to anything?

No. Enquiries are free and carry no obligation. You can stop at any point, and nothing is binding until contracts are exchanged.
